Felixstowe batting for Passivhaus
Cricket, Passivhaus and community are in the mix for East Suffolk Council's Deben Fields development in Felixstowe. A mixed tenure development of 61 homes, the project also includes upgrading sports facilities and community buildings.
The project, also known as Garrison Lane, is being developed by East Suffolk Council on the brownfield site of a former high school and was a winner of the Housing Design Awards 2022. The scheme is part of the Council's climate emergency response as well as providing affordable housing and addressing fuel poverty within the district.

Design
Simple building forms were chosen to minimise the project's form factor. The site layout and orientation has been optimised to maximise passive solar gain in winter and minimise overheating in the summer. A shading strategy, including the use of brise soleils, has been implemented to prevent overheating. Living spaces are 5% larger than prescribed standards to accommodate home working and apartments span the full width of the block, offering multi-aspects.

Community
The design repurposes the school sports field to create a new cricket pitch and pavilion edged with walking and cycling routes. The original High School assembly hall is reimagined as a community hall as part of the development which leads out onto a communal garden and allotment.
